Because more genuinely comparable sales exist here than in a market built on one-off custom estates, pricing is less of a puzzle, and presentation carries more of the weight. When a buyer can line up several houses of similar size and vintage, the decision moves to condition, finish and how well the home is shown.

The buyer pool also reaches well past the metroplex. Southlake sits between Dallas and Fort Worth with DFW International Airport close at hand, which puts it directly in the path of corporate relocation, buyers who often begin the search from another state and form a view of a house long before they can stand in it.
